Frequently asked
Common questions from Kingman buyers, sellers, and homeowners
- What areas do you inspect?
- Kingman and the surrounding Mohave County, Arizona. The office is at 3601 Stockton Hill Rd, Suite F5, Kingman, AZ 86401.
- Who actually performs the inspection?
- Arizona Expedited Inspections performs the inspection and prepares the report. Don Sommers brings decades of HVAC, contracting, manufacturing, and risk-assessment experience to the company, and our team supports scheduling and communication.
- What makes a Kingman inspection different from a Phoenix one?
- Kingman sits at about three thousand feet, so homes here get cooked by summer sun and then freeze at night in winter. That expand-and-contract cycle opens cracks in stucco, grout, and exterior seals that lower-desert homes never see, and monsoon storms then drive water into them.
- Why does an HVAC background matter here?
- Cooling equipment in Mohave County runs long, hot hours while pulling fine dust through coils and attic vents. Don owned an HVAC company, worked as a service technician, and held an Arizona HVAC contractor license, so the mechanical section of the report comes from someone who spent years repairing that equipment in this climate.
- What kinds of inspections do you offer?
- Buyer inspections, pre-listing inspections for sellers, maintenance inspections for people who already own the home, new-construction inspections, pool inspections, thermal imaging, solar inspections, sewer scope inspections, and commercial building inspections.
- How much does a home inspection cost in Kingman?
- Pricing starts at $299. The final price depends on the property and the inspections you choose. Call 928-255-5970 or use the online scheduler for a quote.
- Do I have to pay on the day of the inspection?
- For real estate transactions, no — you can pay at close rather than up front. For homeowner inspections, such as a pre-listing or maintenance inspection, payment is due at the time of the inspection.
- Will you explain the report, or just send it?
- Both. The report is written to be read by a person who does not work in construction, and you can call and have any item walked through in plain language. The buyer — or whoever is paying for the inspection — is also welcome to arrive near the end of the inspection for a walkthrough, to get eyes on any concerns that came up.
- How do I book an inspection?
- Call 928-255-5970, email dsommers@arizonaexpeditedinspections.com, or use our online scheduler to choose an available inspection time. Real estate agents can use the same scheduling link to access their agent dashboard, past bookings, and reports.
- What are your office hours, and what is your license number?
- Phone hours: Through October 31: Monday–Friday 7:00 AM–6:00 PM; Saturday 7:00 AM–1:00 PM. Beginning November 1: Monday–Friday 8:00 AM–7:00 PM; Saturday 8:00 AM–2:00 PM. The office is open by appointment only. Arizona Inspector License #87996. EPA Section 608 Type I & Type II #P19E90F4B8D5CD2E0.
